FIRST REFUSAL OPTION: Lessor hereby grants to Lessee a first rPfu~r~i ~ntt~n t~ ~ur~hase the leasPd premises, or to release the leased premises, which first refusal option shall expire six months after the termination of the lease term or any renewal term. Lessor shall give Written notice to Lessee of all of the terms and conditions of any proposed sale or proposed lease, durinq the option period, and Lessee shall have 30 days thereafter to exercise said option. Should the option not be exercised, Lessor shall have 90 days thereafter to consummate said sale to third parties on the precise terms and condi- tions of said written notice. Any variation fn the same terms and conditions shall require a resubmission of the offer to Lessee under this option. Lessee's failure to exercise this option with respect to any proposed transaction shall not constitute a waiver of the option rights created herein with respect to any subsequent transaction. The provisions of this Item 23 shall not be applicable to any transfers of the demised premises for a valuable consideration, - or otherwise, by Lessor to members of the Lessor's a.mmediate family or to trusts or corporations for the benefit of or beneficially owne by members of the Lessor's immediate family. 24.
