~ 3. To pay Lessor-monthly rental in the ~mount of $175.00
per month, plus 4~s Florida sales tax. In the event said commence-
ment date falls on other than the first day of the month, then
Lessee shall pay a~prorated rent for said partial month and~the
term of the Lease shall be adjusted to run from the first day of
the followinq month. All said rents shall be payable in advance,
or, or before tha tenth (lOth) day of each munth.
4. As additional rent during the term of this lease or -
any extension or renewal thereof, Lessee shall pay for real property
taxes and current assessments against the leased real property
and improvements.
5. To maintain said premises durinq the term in a
condition suitable for parking lot, and to leave said premises, ~
on expiration of this Lease, in a condition suitabl~ for a parking
lot. ~
6. To maintain public liability insurance on said
premises with combined liability coverage in an amount of not
less than Two ~Iundred Thousand Dollars ($200,000.00). Lessor
shall be named as an additiona~ insured on said policy.
7. At expiration of the term, to deliver possession of
said premises to Lessor; his agents or assigns, without any
notice from Lessor. -
8. The Lessee shall not assign this Lease or any
interest therein without the written consent ot the Lessor first
had and obtained. Consent to assignment shall not be unreasonabiy ~
withheld by the Lessor. ~
9. If any praceedings in bankruptcy or insolvency be
filed against the Lessee or if any writ of attachment or writ of
er.ecution be levied upon•the interest herein of the Lessee and ~
such proceedings or levy shall not be released or dismissed within ~
60 days thereafter, or if any sale of the leasehold interest hereby
created or any part thereof should be made under any.execution or
other judicial process, or if the Lessee shall make any assignment
for the benefit of creditors or shall voluntarily institute
banrruptcy or insolvency proceedings, the Lessor, at Lessor's
