I.ender the rems oi the Propeny, provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Property, have the right to collect and retain such rents as they become ~+!ie and payable.
Upan acceleration under paragraph IA hereot or at~andonment of the Property, I.ender shall be entitled to hav~ a
receiver appointed by a court to enter upnn, take possession of and manage the Property and to colleet the rents of the
Property, including those past due. All re~ts collected by Ihe receiver shall be applied first to payment of the coats of
management of the Property and collection of ronts, including, but not limited to, receiver's (ees, premiums on receiver's
twnds and reasonable attorney's.fees, and then to the sums secured by this Mortgage. 'Il~e receiver shall be liable to accou~t
only for those rents acWally received. ~
21. Future Advaaces. Upon request by Borrower, 1_ender, at Lender's option within twenty years from thc date of this
Mortg~ge, may make Future Advances to Borrower. Such Future Advances, with interest thercon. shall be stcured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance henwith to protoct the
security of this Martgage, exceed the ariginal amount of the Note plus USS. . . . . . -Q- . . . . . . . . . . .
22. Rek~e. Upon payment of all sums secured by this Mortgage, l.ender shall release this Mortgage witnout chuge
to Bo~rower. Borrower shall pay all costs of recordation. if any. ~
23. Attoraey's Fces. As used in this Mortgage and in the Note, "attorney's [ees" shall include attorney's fees. if any.
