26. Aa~amest ot ReN~ A~poiatmMt ot Recd•er. As additional secu~ty hereunder, Horrower hereby assigns to
Lender the rcnts of the Propetty. provided that Bomower shall, prior to acceleration under paragraph 18 heteof or abandon-
me~t of the Property. have the ri~ht to collect and ntain such rcnts u they become due and payabk. -
Upon acceleration under pangraph 18 hereof or abandonment of the Property, Lender shall be entitled to have a
receiver appointed by a coun to enter upon, take possession of and mansge the Property ar~d to collect the rents of the
Propeny, iacluding those past due. All rents collected by the receiver shall be applied first to payment of the costs of
management of the Property and collection of rents. including, but not limited to. receiver's fees. prcmiums on kceiver's
bonds and reasonable attarnoy's fees. and then to the sunu secured by this Mortgage. The roceiver shall be liable to account
only tor those re~ts actually received.
21. Frtoce Ad~swcat. Upon request by Borrower. Lender. at Lender's option within twenty yeus from the date of this
Mongage, may make Future Advanca to Borrower. Such Future Advances. with interest ihercon, shall t~e secuted by this
~ Morigage when evidenced by promissory notes stating that said notes are socured hereby. At no time shall the principal
amount of the indebtedness secured by this Mongage. not including sums advanced i~ aocordance herewith to protect the
security of this Mortgage. excad the original amount ot the Note plus USS 1S , 000. 00
2t Rekase. Upon payment of all sums secured by this Mortaage. I.ender shall nkase this Mort~aae without charge
to Borrower. Borrower shall pay aU costs of recordation. if any. ~
23. Attoraey's Fees. As used in this Mongage and in the Note, "attorne~'s fee.s" shall include attorney'a foes, if any,
which may be awarded by an appellate court. .
