p~ior to entry of a judgment enforcing this Mort~age it: (a) Borrower pays Lende~ all sums which would be theo duc under
this Mortga~e, the Note and ~otea securing Future Advances. if any. had no acceleratioo occurred; (b) Borrowe~ curcs
all breacha of any other covenants or a~reement: of Borrower containcd in this Mort~a~e; (c) Borrowe~ pay: all reasonable
expenses incurred by~ Lender in enforcing the covenanta aad agreements ot Borrower contained in this Mortgage and in
enforcing Lender's remedies as provided in paragraph 18 hereof. including. but aot limited to. reasonable attomey's fas; and
(d) Borrower takes such action as Lende~ may reasonably rcquirc to assurc that the lien ot this Mortgage. Lender's interest
in the Properry and Borrowe~i obligatioo to pay the sums secured by this Mortgage ahall continue u~impaired. Upon se~ch
payment and cure by Bormwer,.this Mortgage a~d the obligations secured hereby shall remain in full force and ef~cet as if
no acceleratio~ had occurred.
20. Axsi~nmeat ot Rentu Appointmeot ot Receiver. As additional security hercunde~. Borrower hereby assigns to
Lender the rc~ts oi the Property, providcd that Borrower shall, prio~ to acceleration under paragraph 18 hereof or abandon-
ment of the Property. have the right to collect and rotain such rcnts as they become due a~d payabk.
Upoo acceleration under paragraph 18 hereof or aba~donment of the Property, I.ende~ shall be entitlod to have a
receiver appointed by a court to e~ter upon, take poastssion of aod manage the Property and to collect the reots of the
Property, inc~uding those past due. All rents collected by the receiver shall be applied first to payment of the coats of
management of the Property a~d collection of rents, including, but ~ot limited to, rcceiver's fees. premiums on receiver's
bonds ~and reasonable attorney's foes, a~d then to the sums secured by this Mortgage. The receiver shall be liable to account
only for those rents actuafly received.
21. Future Advances. Upon request by Borrower, Lender, at 1_ende~'s option within twenty years fmm the date of this ~
Mongage. may make Future Advanca to Borrower. Such Future Advances, with interest thereon. shall be secured by this
Mortgage when evidenced by promissory notes stating that said nota are secured hereby. At no time shall the principal "
amou~t of the indebtedness secured by this Mortgage, not including sums advanced in accordat~ce hercwith to protect the
security of this Mortgage. exceed the original amount of the Note plus USS. .......~1'
22. Rekase. Upon payment of a11 sums secured by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borrower shall p~y all costs of recordation. if any.
23. Aftoruey's Fees. As used in this Mortgage and in the Note, "attorney i fees" shal) include attorney's fces, if any.
which may be awarded by an appeUate court. -
