this Mortgage, the Note and nota securing Future Adva~ces, if any. had no aaxleration occurred; (b) Bonowe~ cures
all breaches of any other covenants or agreements of Borrower contained in this Mott~age; (e) Bormwe~ pa~n all reasonable
expenses incurrcd by Lender in enforcing the covenants aod agroemenu of Homower contained in this Mongage and in
enforcing Le~der's nmsdies as provided in paragraph 18 hereof. includin~. but not limited to. rcasonable attorney's [as; and
(d) Borrower takes such action as Lender may reasonably rcquire to assure that the lien of this Monga~ees. I.ende~'s i~terest
in ~he Proparty and Borrower's obligation to pay the sums secured by this Mortgag~e shall continue unimpaircd. Upon such
payment a~d cure by Borrower~ this Mortgage and the obligations secured hereby shall rcmain in ful) force and effxt as if
no acceleration had occurred.
20. As~ignmcat of Rent~ Appointmeaf of Recelver. As additional security hercunder. Borrower hereby auigns to
Lender the rcnts of the Property. provided that Bomower shall, prior to acceleration under paragraph 18 hercof or abandon-
ment of the Property. have the right to collect and retai~ such rents as they become due and payabk. ~
Upon acceteratioo under paragraph 18 hercof or abandonment of the Property, Lender shall be entitled to have a
receiver appointed by a coun to enter upon. take possession of and manage the Propeny and to collect the rents of the
Propeny. including those past due. All rents collectod by the receiver shall be applied first to payment of the coats of
management o[ the Propeny and collection of rents, including, but not limited to, receiver
s fees. premiums on receiver's
t~onds and reasonable attorney's fees, and then to the sums secured by this Mongage. The receiver shaU be liable to account
only [or ~hose rents actualty received. _
21. Futute Advances. Upon requesl by Borrower, Lender, at Lende~ s option within t~venty years from the date of this
Mortgage, may make Future Advances to Borcower. Such Future Advances, with inte~at th~reon. shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advancai iq~dance herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USS. tvuv~
22. Rdease. Upon payment of all sums secured by this Mortgage. Lender shall release this Mortgage without chargt
to Bonower. Borrower shall pay all costs of recordation, if any.
23. Attomey's Fees. As used in this Mortgage and in the Note, "attorney's fces" shall include attorney's foes, if any.
which may be awatded by an appellate court.
