20. Assi~~uaeat ot Reat~ Appointmeat of Rtcefver. As additional security hereunder. BOROWCT hereby assigns to
Lender the ronts of the Property. provided that Borrower shall, prior to acceloration under paragraph 18 henof or abandoa-
ment of the Propeny. have the right to collect and rctain such rents as they bocome due and payabk. '
Upon acceleration uc~der paragraph 18 hercof or abandonment of the Property, Lendc~ shall be entitled to have a
receiver appointed by a court to enter upon. take possession of and manage the Property and to collect the rents of the
Property. including those past due. All rents collected by the receiver shall be appliod first to payment of the costs of
management of the Property and collection of rents, including, but not limited to. roceiver's fees, prcmiums on receiver

bonds and reasonable attorney's fees. and then to the sums secured by this Mortgage. 71~e receiver shall be liable to account
o~ly for those rents actually received.
21. Future Advaacea. Upon request by Borrower, 1_ender. at Lender's optio~ within tweoty years from the date of this
Mortgage. may make Futurc Advances to Borrower. Such Future Advances, with interest thCreon. shall be secured by this
Mortgage when evidenced by promissory notes stating that said nota are secured horeby. At •no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in acgQ,~~ce herewith to protect the

22. Rekase. Upon paymeat of all sums secured by this Mortgage. Lender shall release this Moctgage without chuge

23. Attorney's Fees. As used in this Mortgage and in the Notc, "attorney's fees" shall include attorney's fces, if any,
which may be awarded by an appellate court.
