prior to entry of a judgment enforcing this Mortgage if: (a) Borrower pays Lender all sums which wauld be then due u~der
this Mortgage, the Note and notes securing Future Advanca. if any, had no aocele~ation occurred; (b) Borrowe~ cures
all breaches of any other rnvenants or agrecme~ts of Borrower contaioed in this Mongage; (c~ Bonowor~~n an rcuo~a~e
expet?ses iocurrod by Lender in enforcing the covenants and agreertxnts of Borrowe~ contained in this Mortgage and in
enforcing Lender's remtdies as provided in paragraph 18 hereof, includiog. but not limited to, reuonable attorney's fas; and
(d) Borrower takes such action aa Leoder may reasonably require to assure that the lien of this Mortgage. Lender'a interest
io the Property and Borrower's obligation to pay tAe sums secured by this Mohgage shall continue unimpaircd. Upon auch
payment and cure by Borrower~ this Mortgage and the obligations secu~ed hercby shall remain i~ tull foroe and effect as i[
no acceleration had occurred.
20. Assi~nment of Reat~ Appoiatmeat of Receive~. As additional security hereonder. Borrower hereby assigns to
Lender the rents of the Propeny, provided that Barmwe~ shall, prior to acceleration under pa~agraph 18 hereof or abandoa-
ment of the Propeny. have the right to collect and retain such rents as they become due and payabk.
Upon acceleration under paragmph 18 heraof or abandonment of the property, Lender shall be entitled to have a
receiver appointed by a court to enter upon. take possession of and manage the Property. and to collect the rents of the
Property, including those past due. All rents collected by the receiver shall be applied fitst to payment of the costs of
management of the Prapeny and collection of rents, including, but ~ot limited to, receiver
s fea. premiums on receiver's
honds and reasonabk attorney's fees, and then to the sums secured by this Mortgage. The receiver shall be liable to account
only tor those rcnts actually received.
21. Future Adaances. Upon request by Borrower, Lender, at Lender's option within twenty years from the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances, with ioterest thereon, shall be secured by this
Mortgage when evidenced by promissory notes stating ~that said notes are secured hereby. At no time shall the principal
amount of the indebledness secured by this Mongage, not including sums advanced in accordance herewith to protect the
security of this Mortgage, exceed the original amou~t of the Note plus USS. ..NONE
22. Release. Upon payment of all sums secured by this Mortgage. Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation. if any.
23. Attoraey's Fees. As used in this Mortgage and in the Note, "attorney's fees" shall include attorney's fees, if any.
which may be awarded by an appellate court.
