ezpenses incurrod by Lender i~ e~fo~cin~ the covenants ~and agreements of Borrovver contained in this Mortgage and in
enforci~g Lende~'s remedia as provided in parngaph 18 hereof. including. but not limitod to. reasonabk auorney'~ tea; and
(d) Boroower taka such action as Lende~ may reasonably rcquire to assurc that the lien of this Mortgage. Leader'a interat
in the Propetty and Borr+oweri obligation to pay the sums secured by thia Mortgage shall rn~tinue unimQaired. Upon such
payment and cure by Bomower. this Mortgage and the obligations securod hercby sha8 remain in tull forcx and effect as if
no acceleration had occurred.
20. A~ae~eot ot Reab; Appolnta~eat of Reteiver. As additional secu~ity hercunder. Borrower hereby assigns to
Lender the rents of the Property. provided that Borrower shall, prior to acceleration u~der parag~aph 18 hec~eof or abandon-
ment of the Property, have the right to collect a~d rctain such rents as they become due and payabk. ~
Upon acceleration under paragraph 18 hercof or abandonment oi the Property, Lender shall be e~titled to have a ~
receiver appointed by a court to enter upon. take possession .of and manage the Pwperty and to rnllect the nnts of the
Property. including fhose past due. All rents collxted by the receiver shall be applied first to payme~t of the costs of
management of the Property and collection of rents, including, but not limited to, receiver's feas, premiums on receiver's
twnds and reasonable attorney's fees, and then to the sums secured by this Mortgage. 71~e roceiver shall be liable to account
only [or those ronts actually received.
21. Future Advances. Upon requat by Borrower, Lcnder, at Lcnder's option within twenty years from the date of this
Martgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be socured by this
Mortgage when evidenced by promissory notes stating that said nota are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage. not including sums advanced in accordance .herewith to protect the
security of this Mortgage. exceed the original amount of the Note plus USS. ...N~NF
22. Rdease. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Bonower shall pay all costs of recordation, if any. _
23. Attoraey's Fees. As used in this Mortgage and in the Note, "attorney's fees" shall include attorney's foes, if any,
which may be awarded by an appeUate coun.
