J~ ~ prior to entry of a judgmeot entorcing this Mortgage if: (a) Borrower pays Lender all sums which would be then due under this Mort~ge, the Note and notes secu~ing Future Advances. if any, had no accelera~ion occurred; (b) Borrower cura all breaches ot aoy other covenants or agreements ot Borrowe~ containsd in this Morlgage: (c) Borrower pays all rcasonable expenses incurred by Lender in enforcing the covenants a~d agreements of Borrower coatained in this Mortgage and in e~forcing l.ender's rcmedies as provided in pa~agraph 18 herrof, including, but not limited to. reasonable attorney's tees; and (d) Bo~rower ~akes such action as Lender may reasonably reyuire to assure that the tien of this Mortgage. Lender'a interest in the Property and Borrowe~'s obligation to pay the sums ucurcd by ~his Mortgage shall continue unimpaired. Upon such payme~t and cure by Borrower, this Mongage a~d the obligations secured hereby shall remain in full [orce and efiect as if no acceleration had occurred. ~ 20. Ass~nmeat ot Rents; Appoialmeat of Recelver. As additional ucurity here~inckr, Borrower hereby assigns to Lender the rents of the Property. provided that Borrower shall, pridr to acceleration under paragraph 18 hereof or abandon- ment of the Property, have the right to cotlect and retain such rents as they become due and payable. Upon acceleration under paragraph 18 hereo( or abandonment of the Propeny, l.ender shall be entitled to have a receiver appointed by a court to enter upon. take possession ot and manage the Property and to collect the rents of ihe Property, including those past due. All ren~s collected by the receiver shall be applied first to payment of the costs of management of the Property and collection of rents, including, hut no1 limited to, receiver i(ees, premiums on receiver's honds and reasonable attorney's fees, and then to the sums secured by this Mortgage. The receiver shall be liable to account only tor ~hose rents actually received. 21. Future Advancea. Upon request by Borrower, I_ender, at 1_ender's option within twenty years from the date of this Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall bt secured by this Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal amount of the indebtedness secured by this Mortgage, not including sums advance ~n accordance herewith to protect the ucurity ot this Mortgage, exceed the original amount of the Note plus USS. . . . • • • • • • • • • • - - • • • • • 22. Re~ease. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without charge to Borrower. Borrower shall pay all costs of recordation, if any. 23. Attorney's Fees.
