20. Assignmeat oE Reats; Appoialmeat ot Receiver. As adJitional security hereu~der. Borrower hereby assigns to
I_ender tho rents of the Ptoperty, provided that Born~wer shall, prior to acceleratio~ under paragraph 1.8 hereof or abandon-
ment of the Property, have the right to collect~ and retain such rents u t6ey bocome due and payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property. L.e~der shall be entitled to have a
receive~ appointod by a court to enter upon, take possession of and manage the Property and to colkct ihe rents of the
Property, including Ihose past due. All rents callected by the receiver shall be applied 8rst to payment ot the costs of
management of the Property and collection of rents, including, but not limited to, rcceiver's fea, premiums on receiver's
bonds and reasonable attorney's fces, and then to the sums secured by this Mortgagt. The receiver shall be liable to account
only tor those rents actually received.
21. Fature Advancea. Upon request by Borrower, I.ender, at l.ender's option within twenty years from the date of this
Mortgage, may make Future Advanca to Borrawer. Such Future Advances, with intercst thereon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the
security of this Mortgage,-exceed the original amount of the Note plus USS. . . . • . . . . . . . KONE, , , , , _ _ . , , „
22. Rele~e. Upcm payment of all sums secured by this Mortgage, Le~der shall release this Mortgage without chuge
to Borrower. Borrower shall pay all costs of recordation, if any. ~
23. Adorney's Fees. As uscd in this Mortgage and in the Note. "attorney's (ees" shaU include attorney's fees, if any,
which may be awarded by an appellate court.
