Assignment ot Rents; Appointment ot Receiver. As additional se~unty hercunder, Borrower hercby assigns to Lender the rents of the Property, provided that Sorrower shaU, prior to aczeleration under paragraph 18 her~of or abandon- ment of the P~operty, havt the right to co!lect and retain such rents as they become due and payable. ~ Upon acctleration under paragraph I8 hereof or abandonment of the Property, Lender shall be entitled to have a , receiver appo~nttd by a court to enter upon, take possession of and manage the Property and to collect the rents of the , Pr~,perty, includiiig those past due. All rents coNecred by the receiver shall be applied first to payment of the costs of maaagement of ihe Property and collection of rents, inclu~ling, but not lim?ted to, receiver's fees, przmiums on rcceiver's ~ twnds and reasonabl~ attorney's fees, and then to the sums secured by this Mortgage.
