20. Assignment ot Rents; Appointment ot Receiver. As additional se~unty hercunder, Borrower hercby assigns to
Lender the rents of the Property, provided that Sorrower shaU, prior to aczeleration under paragraph 18 her~of or abandon-
ment of the P~operty, havt the right to co!lect and retain such rents as they become due and payable. ~
Upon acctleration under paragraph I8 hereof or abandonment of the Property, Lender shall be entitled to have a ,
receiver appo~nttd by a court to enter upon, take possession of and manage the Property and to collect the rents of the ,
Pr~,perty, includiiig those past due. All rents coNecred by the receiver shall be applied first to payment of the costs of
maaagement of ihe Property and collection of rents, inclu~ling, but not lim?ted to, receiver's fees, przmiums on rcceiver's ~
twnds and reasonabl~ attorney's fees, and then to the sums secured by this Mortgage. The receiver shall be liable to account
unly fur those ren!s actually rcceived. i
?t, Futurc Advances. Upon request by Borrowrr, l.ender, at Lendei s option within twenty years from the date of this
~iurigagr, ~r~ay niake Future Advadces to Borrower. Such huture Advances, with interest thereon, shall be xc~:~d by this
'~turtgage when evidenced by promissury notes stahng that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, n~t iocluding sums advanced in accordance hercwith t~ protect tho

22. Release. Upon payment of alf sums secured by this Mongage, Lender shall reiease this Mortgage without cha.•ge
