Mortgagor without Morigagee's priot written consent exduding the grant of 3ny leasehold interest in the Mortgaged
Property not comaining an uption to purchas~, which lease is made ~n the urdinary course uf Mortgagur's business, then
in that event Mortgagee may declare all sums secured by this htongage imrnediately due and payable.

2S. In the event any one or more of the provisions contained in this Mortgage ur in the Note shall for any rea- ~
~un bc held tu be im~alid, illegal or unenforceable in any~ re~pect, such invalidity, illegality or unenfvrceability tihall, at
the option of the Mortgagee, nut affect any other provisions of this Murtgage, but this Meirtgage shall be construed as if
~uch im•;~lid, iltegal or unenforceable provision had never been contained herein or therein. 7'he total interest payahle
punuant tu the No~e or this Mortgage shall not in any one yea~ excecd the highetit lawful rate uf interest pemiitted in the
