CORRECTIVE
CONDOMINIUM SPECZAL WARRANTY DEED
TIiIS INDENTURE, made this 12th day of May, 1983 ,
between RADNOR/ISLAND COMPANY, a Florida general partnership
(hereinafter referred to as "Grantor") and Christopher J. Hayden, Jr.,
an unmarried person whose post office address is
6 Captain's Walk, Setauket, New York 11733
(hereinafter referred to as "Grantee").
W I T N E S S E T H:
That the Grantor, for and in consideration of the sum
of TEN DOLLARS ($10.00) and other good and valuable consideration
to it in hand paid by the Grantee, the receipt of which is hereby
acknowledged, has granted, bargained and sold to the Grantee, and
the Grantee's heirs and assigns forever, the following described
real property situated, lying and being in Hutchinson Island,
Jenseil IIeach, St. Lucie County, Florida, to wit:
UNIT 904 in Islandia l Condominium, according
to the Declaration of Condominium of Islandia l
Condominium, recorded in Official Record Book 391,
pages 662 et seq., Public Records of St. Lucie
County, Florida (the "Declaration of Condominium"),
together with an undivided share in the Common
Elements appurtenant to such Unit dnd all other
appurtenances to such Unit as set forth in the
Declaration of Condominium.
Grantee, by acceptance hereof, and by agreement with
Grantor, hereby expressly assumes and agrees to be bound by and
to comply with all of the covenants, terms, conditions and
provisions set forth and contained in the Declaration of Condo-
minium, including, but not limited to, the obligation to make
~ payment of assessments for Common Expenses (as said term is
defined in the Florida Condominium Act, Chapter 718 of the
~ Florida Statutes, as the same may be amended from time to time)
~ which may be levied against the above-described unit together
with those assessments which may be levied pursuant to the terms
of the "Common Facilities Declaration" or the "Islandia East
E Declaration", as defined below.
` This conveyance is made subject to the followinq:
~ 1. Real Estate taxes for the year 1983, and subsequent
~ years;

~ 2. Applicable zoning regulations and other restrictions,
~ prohibitions and/or regulations imposed by governmental authoritiesj

~ 3. All of the terms, provisions, covenants, conditions,

` rights, privileges, obligations, easements and liens set forth
~ and contained in the Declaration of Condominium, its exhibits,
~ suppler.~ents and amendments thereto, and all instruments therein
~ referred to;

This Corrective Condominium Special Warranty Deed is being recorded
to correct to marital status of the grantee as originally recorded in
ORBook 396, Page 2301, St.Lucie County, Florida.
