Declaration of Covenants, Restrictions and Easements dated
July 10, 1981, recorded in Official Record Book 359, at
page 1421, Public Records of St. Lucie County, Florida, its
exhibits, supplements and amendments thereto, and all instru-
ments therein referred to (the "Common Facilities Declaration"); ~
5. All of the terms, provisions, covenants, conditions,
rights, privileges, obligations, ea~ements and liens set forth
and contained in that certain Islandia East Declaration of
Covenants, Restrictions and Easements recorded in Official
Record Book 391, pages 733 et seq., Public Records of 5t. Lucie
County, Florida, its exhibits, supplements and amendments
thereto, and all instruments therein referred to (the "Islandia
East Declaration");
6. With respect to all or any portion of the property
and/or improvements covered by the Declaration of Condominium,
the Common Facilities Declaration or the Islandia East
Declaration, any riparian or littoral rights therein, any portion
thereof which is or has been under water, or which lies westward
of the mean higlt water mark lying west of 5tate Road AlA, or
which is below the mean high water mark of the Atlantic Ocean or
which is part of the right-of-way for State Road AlA, or which
is part of submerged land in the Indian River, or in which
there exists any rights of the public for use as a public beach
or recreational area;
7. Reservation appearing in conveyance dated December 11,
1962, filed December 13, 1962, in Official Record Book S1, page
64E, Public Records, St. Lucie County, Florida;
8. 30-faot beach access easement to the Public as ,
recorded Ju~y 9, 1981, on Official Record Book 359, page 657, '

9. Easement in favor of Perry Cable T.V. Company as
received in Official Record Book 380, page 2980, Public Records
of St. Lucie County, Florida;
10. Coastal Constructian Set Back Line pursuant to
Section 151.053, Florica Statutes, as set forth on Plat, recorded
~ in Plat Book I6, page 32, of the Public Records of St. Lucie
~ County, Florida; and
~ 11. All agreernents, covenants, conditions, restrictions,
~ rights, reservations, easements and matters of record, if any,
~ which may now affect the aforedescribed property.

3 TO HAVE AND TO HOLU the above granted, bargained and
described premises, with che appurtenances unto the said Grantee,
his heirs and assigns, to hos own oroper use, benefit and behoof
forever, subject as aforesaid.

and assigns, does covenant, promise and agree to and with the
said Grantee and his heirs and assigns, that th~ said Grantor, at
~ the time ~f the ensealing and delivery of these presents, was
lawfully seized of and in all and singular the above granted,
bargained and described premises, with the appurtenances, and has
good right, full power and lawful authority to grant, bargain,
