(d) Borrower takes such action as I.ender ma~• reasonably reyuire to a~sure that the lien of this Mortgage, l.ender's interest
in the Propert}• and Borrower's obligation to pay the sums secured h~~ this Mortgage shall rontinue unimpaired. Upon such
payment and cure by Borrower, this 4lortgage and the obligations secured hereby shall remain in full force and effect as if
na acceteration had occurred.
20. Assil;nment of Rents; Appoinlment of Recei~er. As ~dditional ~ecunty hercunder. Borrower hereby assi~ns to
l.ender the rents of the Property, pro~-ided that Borrower ~halL pri~~r to acceleration under r~ragraph IS hereuf c~r abandon-
mcnt of the Propertp, have the right to collect and retair sucti rents as thep bec, me due and payable.
Upon acceleration under paragraph I8 hereof ~~r abandonment of the Propeny~, I.ender shall be entitled to have a
receiver apFwinted by a court to enter upon, take possession of and man.+ge the Property and to collect the rents of the
Propert}', including those past due. All rents c~,llected h~~ the receiver shall he applied first to payment of the costs of
management of the Propenp and collection of rents, including, hut no! limitcd to, recei~•er's fees, premiums on recei~•er's
honds and reasonable ~ttorney's fees, and then to the sums secured by this I~lortgage. The receiver shall be liable to account
onh• for those rents actuall}• received.
21. Future Ad~~ances. Upon req~est b~~ BorroH~er, I.ender, at Lencier's option within twenty years from the date of this
Mortg~ge, ma}' make Future Advances to Borrower. Such Future Advance~, with interest thereon, shall be secured b~• this
~fortgage when evidenced b}~ promisson• notes stating that said nutes are tiecured hereby. At no time shall the principal
amaunt of the indebtednes~ secured b~~ this hlortgage, iiot inciuding sums ad~•ance~cordance herewith to protect the
security of this 1ltortgage, e~ceed the origin:~l amount of the Note plus USS . . . . . . . . . . . . . . . . . . . . . . . . .
22. Release. L'pon payment of all sums secured b}• this Ntortgage, Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs af recordation, if an}•.
23. Attorne}'s Fees. As uscd in this Mortgagc and ~n the Nute, "attorney's f~cs" shall include attorney's fecs, if any,
which may bc: awar~ied b}~ ~n appellate court.
