Grantor and Grantees acknawledge that the scriv+ener (attorney) advised them to
have a title search done to determine the true state of the title of the above
described real property, but that they have declined to hav~e a title search done
and Gran±-or and Grantees acknawledge that they a~nvey (Grantor) and receive (Grantees)
title to the subject property subject to all matters filed of public record.
TO~-~R with all the ten~nts, hereditaments and appurtenances thereto belonging
or in any wise appertaining.
TO HAVE ArID TO HOLD, the same in fee sinple forever. '
AND, the grantor hereby covenants with said grantee that the qrantor is lawfully
seized of said land in fee sisrple; that the grantor has good right and lawful author-
ity to sell and convey said land; that the grantor hereby fully warrants the title
to said land and will defend the sam~ against the lawful claims of all Fersons whorrr
soever; and that said land is free of all er:ctunbrances, except taxes accruing sub-
