That the Grantor, for and in consideration of the sum of TEN & 00/100 ~
(510.00) DOLLARS and other good and valuaDle consideration to it in hand paid by
the Grantee, the receipt of which is hereby acknowledged, has granted, barqained
and sold to the Grantee and the Grantee's heirs and assigns forever the follewina
described real property, situate, lying and being in St. Lucie County, Florida,
to-wit:
The Condominium Parcel known as Unit F-404
in AVALON SEACH CLUB,
a Condominium, accordinc~ to the Declaration of Condo-
minium thereof, recorded in Official Records Book 390,
.Pages 2437 through 2519 of the Public Records of St.
Lucie County, Florida, as amended by Amendment filed
January 25, 1983, and recorded in Official Records
Book 392 at pagesl478 through 1500, of the public Re-
cords of St. Lucie County, Florida.
Grantee, by acceptance hereof and by Agreement with Grantor, hereby ex-
pressly assumes and agrees to be bound by and to comply with all of the covenants,
ter7~~s, conditions and provisions set forth and contained in the aforedescribed ,
Der_laration of Condominium and all amendments thereto, including but not limited to
the obligation to make payment of assessments for the maintenance and operation of
the condominium which may be levied against the above-described Apartment.
This conveyance is made subject to the followinq:
1. Real estate taxes for the year 1983 and subsequent years;
' 2. Applicable zoning regulations and ordinances;

; 3. All of Lhe terms, provisions, conditions, rights, privil~aes,
' obligations, easements and liens set forth and contained in the
~ Declaration of Condominium and all instr•uments therein referred to;
~ 4. All restrictions, reservations, aareements, covenants, condi-
~ tions, dedications and easerr~ents of record, if any, which may
' now affect the aforedescribed property;
~ 5. Perpetual easement for encroachments now existinq or hereafter
existing caused by the settlement or movement of improvements or
caused by minor inaccuracies in building or rebuildinci.
6. Mortgage in favor of Safrabank of even date herewith.
