governmental authorities, all abstracts of title, building
permits, surveys, engineering work, architectural plans, I
engineering plans, condominium documents, payments and ~
profits due or to become due under any con3ominium saZes ~
contracts, relating to the Land now existing or hereafter ;
obtained by or on behalf af Mortgagor; '
E. All rents, iss~es, proceeds and profits accruing
and to accrue from the I~and; all right, title and interest
of Mortgagor in and to all present and future leases,
written or oral, and all agree~nents for use or occupancy for
any portion of the Land, together with any and all exten-
sions and renewals thereof, guarantees of the performance -
thereof, an~ together with the immediate and continuing '
right to collect a11 of the present and future rents,
incorr~er receipts, rev~nues, issues and profits now due or '
which ?nay become due under saici leases; provided, however, '
tY~at so long as an F.vent of nefault has not nccurred,
Mortgagor shall ha~?e a license to collect and receive all of
the rents assigned hereunder;
F. Any and ail monies escrowed for taxes and
insurance;
G. All awards hereafter made by virtue of any exercise
of the right of conciemnation or eminent :~omain by any au- ~
thority, including any award for damage to or taking of
title to the T~and, or any part thereof, or the possession
thereof, or any right to any easement affecting th e Land or
app~srtenant thereto (including any award for any change of
grade af streets), and the proces~s of all sales in lieu of
condemnation; and
H. All inventory, raw materials, work in process,
accounts receivable, contract rights and generat intangibles
now or hereafter arising which now or ?~ereafter pertain ta
or i~e used with, in or on the Land or any business operated
thereon.
I. All gas, steam, water and other T-ieat~.ng, cooking,
refrigerating, pluml~ing, ventitating, irrigating ancl power
systems; an.~ all appliances. furniture, fixtures and
appurtenances, including air-conditioning ducts, machinery
and equipment, which are now or may hereafter pertain to or
be used with, in or pn saic~ Land, though they he either
~ietacheci or detachable.
