20. Assignmeol ot Rents; Appoi~tment of Recei~•er. Ac additional security hereunder. Borrower hereby assigns to
l.ender the rents of the Property, provided that Borruwer shall, prior to acceleration u~der paragraph 18 hereof or abandoo-
mrnt of ~he Property, have the right to cullect and reta?n such rents as they become due and payabie.
Upon arceleration under paragraph 18 hereof or ahandonment o( the Property, 1_ender shal! be entitled to have a
receiver appointed by~ a court to enter upon, take possession of and manage the Property and to collect the rtnts of the
Property, including those past due. All rents collected by the receiver shall be applied 6nt to payment of the costs of
management of the Property and collection of rents, including, but nat limited to, receivtr's fees, premiums on receiver's
honds and reasonable attorney~'s fees, and then to the sums secured hy this Mortgage. 71~e receiver shall be liable to account
anly for those rents actually received.
21. Future Ad~ancts. Upon reyuest by Borrower, l.ender, at l.ender's option wEthin twenty years from the datt of this
Mortgage, may make Future Advances to Borrow•e~. Such Future Advances, with interest thereon, shal) he secured by this
I~tortgage when evidenced by promissory notes stating that said notes are ~ecured hrreby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the

22. Re)ease. Upon payment of all sums secured by this Mortgage, [.ender shall release this Mortgage without charge
