(d) Borrower takes such action as lxnder may reasonably reyuire to assure that the licn ot this [~lortgage, Lender's interest
in the Propeny and Barrower's obligation to pay the sums secured by this Mortgage shall continue unimpaired. Upon such
payment and cure by Borrower, this Mortgage and the obligations secured hereby shall remai~ in full force and etfect as if
no acreleration had occurred.
20. Ass~nmeat ot Reats; Appointmen! of Receiver. As additianal securiry hereunder, BorroW~er hereby a~signs to
I_ender the rents of the Property, provided that Borrower shall, prior to acceleration under paragraph 1 S hereof or abandon-
ment of the Property, have the right to collect a~d retain such rents as they l~ecome due and payable.
Upc~n acceleration under paragraph I R hereof or ahandonmert of the Propertp, Ixnder shall be entitled to have a
receiver appointed by a court to enter upon, taAe possession of and manage the Property and to cotlect the rents of the
Property, i~cluding those past due. All rents collected by the receiver shall be applied first to payment of the costs of
management of the Property and co!lection of ren~s. induding, but not limited to, receiver's fees, premiums on receiver's ~
bonds and reasonable attorney's fees, and then to the sums secured by this Mortgage. The receiver shall be liable to account
only for those rents actually received.
21. Future Advances. Upen request by Borrowcr, l.ender, at 1_endcr's aption within twenty years from the date of this .
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said nates are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USS. .j~ . . . . . . . . . . . . . . . . . . . .
22. Release. Upo~ payment of all sums secured by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation, if any. ,
23. Attoroey's Fees. As used in this Mortgage and in the Note, "attorney's fces" shait include attorney's fecs, if any, ~
which may be awarded by an appellate court. •
