8 g ge if: (a) I3orrower pays l.ender atl sums which would be then due under
this Mortgage, the Note and notes securing Future Advances, if any, had no acceleration occurred: Borrower euros
all br¢aches of any other covenants or agreements of Borrower contained in this Mortgage; (c) Borrower paya all reasonable
expe~ses incurred by Lender in enforcing ttw covenaqts and agreements of Borrower contained in this Mortgage and in
enforcing Lender's remedia as provided in paragraph IS hereof, including, but not limitrd to, reasonable attorney's fas; and '
(d) Borrower takes suzh action as I..ender may reasonably require to assure that the lien of this Mortgage, Lender's interest
in the Property and Borrower's obligation to pay the sums secured by this Mortgage shall co~tinue unimpaired. Upon such
payment and cure by Borrower, this Mortgage and the obligations sccured hereby shall romain in full force and effect as if -i
no acceleration had occurred.
20. Assisnmeat ot Rtnt~ Anpolntment of Receirer. As additional securily hereunder. $ortower hereby assigns to ~
Lender the rents of the Property, provided that Borrower shall, prior to acceleration under puagraph 18 hercof or aba~don- ~
ment of the Property, have the right to collect and rttain such rents u t~ey became due ~nd payabla ~
Upon acceleration under paragraph 18 hereof or abandonment of the Property. I.ender shall be ontitled to have a
receiver appointe~ by a coun ta enter upon, take possessior. of and manage the Property and to collect the rents of the
Property, including those past due. All rents collected by the receiver shall be appliai first to payment of the costs of ~
management of the Property and collection of rents, including, but not limited to, receiver's fees, pnmiums on receiver's ~
bonds and reasonable attomey's fe~s, and then to the sums secured by this Morigage. The receiver shall be liable to account ~
only for those rents actually received. ~
21. Fnture Advancea. Upon request by Borrower, Lender, at Lcnder s option within twenty ytars from the date of this ~
Mortgage, may make Futnre Advances to Borrower. Such Future Advances, with interest thercon, shafl be secured by this
Mortgage when evidenced by Qromissory notes stati~g that said notes are secured hereby. At no time shall the prineipal
amount of the indebtedness secured by this hlortgage, not including sums advanced i~ accordaace herewith to Qrotect the

22. Rekase. UpQn payment of all sums secured by this Mortgage, [.ender shall r+elease this Mortgage without charge
to Borrowtr, Barrower shail pay all coats of recordation, if any.
23. Altomey's Feea. As used in this Mortgage and in the Note, "attorney's fees" shall include attorney's fces, if any,
which may be awazded by an appellate court.
