Upon accelcration under paragraph 18 hcreof or abandonment of the-Property, L.ender shall be entitled to have a
receiver appointed by a coun to enter upon. take posxssion of and manage the Pmperty and to collect the rents of the
Property, including thoae past due. A!I reats collected by the receiver shall be ~pplied first to payment of the ~osts of
management of the Propeny and collection of rtnes, including, hut not limited to, roceivtr's fees, premium; on rcceiver's
bonds and reasonable attorney's fees, and then to the sums xcured by this M~°~tgage. 'I~e receiver shall be liabk to account
only for those rents actu:lly received.
21. Futwe AdvaacK. Upon request by Berruwcr. Lendti. st Ler~der's option within twtnty years fcom the date of this
Mortgage, may irake F~ture Advanca to Borrower. Such Future Advanca, with interest thereon, shall be secured by this
Mortgage when cvidenced by promissary notes stating that said nota are secured hcreby. At no time shall the prirtcipal
amount of the indebtedness secured by this Mortgage, no' ~t~clua~~Q sums advanced in aocordance herewith to protect the
