prior to entry of a judgment enforcing this Mortgage if: (a) Borrowsr pays Lencler all sums which would be then d~u under
this Moregage. the Note and nota securing Future Advances, if any. had no accekrntion occurcai; (b) Burrowe~ cures
all breaches of any other covenants or agreerr~nts oE Borrower contained in this Mortgage; (c) Borrower pays all rcasonable
expensa incurred by [.ender in enforcing the covenants and agreemenu of Borrower zontainod in this Mortgage and in
eoforcing L.e~der's remedies as provided in paragr~ph 18 hereaf, inciuding~ but not limited to, reasonabte attorney's feat: and
(d) Borrower takes such action as Lender may rcaso~abty rcquirc to assurc that the lien of this Mortgage. Lender s interest
in the Proporty and $orrowor's obligation to pay the sums secured by this Mortgage shall corttinue unimpaired. Upon such
payment and cure by Borrower. this Mortgage and the obligations secured hereby shall rcmain in full force and eftect as if
~ no acceieration had occuned.
20. Assiasment of Reat~ Appoiat~ee.t of Receiver. As additional security hereunder, Borrower hertby assigns to
Le~der the rents of the Property, provided that Borrower shall, prior to acceleration unde~ paragraph 18 htreof or abandoa-
ment of the Property, hsve the right to collect and retain such rents as they become due and payable.
Upon acceleration eu~der paragraph 18 heroof or abandonment of the Property, Lender shall be entitled to have a
receiver appoi~ted by a court to enter upon. take pos,session uf and manage the Property and to collect the renls of the
Property, including those past due. All rents collected by the receiver shall be applied first to payment of the cosis of
management of the Property and collection of rents, including, but not limited to, receiver's fees, premiums on receiver's
bonds and reuonable attorne}'s fees, and then to the sums secured by this Mongag~e. The receiver shall be tiable to account
only for those rents actually rcceived.
21. Fature Advances. Upon request by Borrower. Lender, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with i~terest thercon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness s~cured by this Mortgage, not including sums advan~,jg accordance herewith to protect the
security of this Mortgage, excad the original amount of the Note plus USS. 1~~~~',
22. Reia~e. Upon payment of all sums securcd by this Mortgagc, Lender shall nelease this Mortgage without charge
to Bonower. Borrower shall pay all costs of recordation, if any.
23. Attorney's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's fees. if any,
which may be awarded by an appellate court.
