payment and cure by Borrower, this Mortgage and the obligations secured hereby shall remain in full force and ef~ect as if
no acceleration had occurr~d.
20. Assi~ament of Reats; Appiatmeol ot Receive~. As additional security hercunder, Borrower hereby assigns to
Lender the rents of th~ Propeny, provided that Borrower shall, prior to acceleratio~ under paragraph 18 hereof or abandon-
ment of the Property, have the right to collect and retain such rents u they !xcome due and payabk. ~
Upon acctleration under paragraph 18 horeof or abandonment of the Property, l.tnder shal) be entitltd to have a
receiver appointed by a court to enter upon, take possession of and manage tht Property and to collect the rents of the ~
Property, including those past due. All rents colfected b~• the receiver shall be applied first to payment of the costs of '
manag~ment of the Properry and collection of rents, including, but ~ot limited to, receiver's fees, premiums on receiver's ~
bancis and reuonable attorney's fees, and then to the sums secured by this Mongage. The receiver shall be liable to account
only for ~hose rents actually rectived.
21. Future Adrances. Upon request by~ Borrower, Lender, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Su:h Future Advances, with interest thereon, shall be secured by this
M~rtgage when evidenced by promissory notes stating thst said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not ~ncluding sums advanced in accordance herewith to protect the
xcurity of this Mortgage, exceed the original amount of the Note plus USS--------0--r-------.
22. RNease. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without chatge
to Borrower. Borrower sh~ll pay all rosts of record~tion, if any.
23. Atterwey's Fees. As used in ihis Mortgage and in the Note, "attorney's fees" shall include attorney's fees, if any,
which may be awazded by an ~ppellate court.
