20. Assi`emeot ot Rcatx Appoiatment ot Recel~•er. As add~tional ucunty hercunder, Borrower hereby acsigns to
Lender tho rents of the Propcrty, pro~•ided that Bo~row•er shall, prior to acceleration under parag~aph 18 hercof or abandon-
ment of the Property, have the right to collect and retain such rcnts as they becQrtx due and payable.
Upon acceleration unde~ paragraph 18 hercof or abandonment ot the Propeny, Le~der shall lx entitled to have a
rcceiver appointed by a coun to enter upon, take poss~ssion of and manage the Propeny and to collect the rents of the
Property, including those past due. All rents collected by the receiver shall be applied fint to payment of the costs of
management of the Property and collection of rents, including, hut not limited to, receiver's feec, premiums on receiver's
bonds and reasonable attorney's fces, and then to the sums secured by this Mortgage. The receiver shall be liabte to account
only tor those rents actually received.
21. Future Ad~sacsa. Upon request b~• Borrow•er, 1_ender, at l_ender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured he~eb~•. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums ad nc n £cordance herewith to protect the
xcurity of this Mortgage, exceed the original amount of the Note plus USS ~~~~~~~u• •
22. Rekase. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without chuge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Attoraey's Fees. As used in this Alortgage and in the Note. "attorney's (eei' shall include attorney's fees, if any.
which may be awarded b_y an appellate court.
