balance due at the closing d~te of S41,577.60. Cassens shall pay
cash at closing.
7. If Cassens determines to exercise the option, same shall
be exercised by qiving written notice to the Owner no later than
thirty (30) days prior to the termination of the lease. The
Owner agrees to furnish title insurance showing the title to the
real estate to be good and marketable, free and clear of all
liens, claims and encumbrances, and shall convey same by good and
sufficient warranty deed.
8. The transaction shall close at a time mutually agreed
upon between the parties, but no later than thirty (30) ~ays
after the date of termination of the lease.
9. Rental payments shall be made to the Owner at P. O. Box
305, Ft. Pierce, Florida 33454, and notice of the exercise of the
option shall be made at the same a~dress unless and until Cassens
is notified in writing of a change of acdress by the Owner for
notification and rent payments.
10. In the event the option is not exercised on or before
; thirty days from the. expiration of the lease, the option shall

~ expire without rurther n~tice and the privilege shall thereupon
wholly cease. Cassens aqrees to sign whatever documents, if any
~f be required, to reflect the termination of this lease and her

~ release of all rights thereunder. Nothing contained shall,
however, be construed to require her signature for any release if
she fails to e:cercise the option on the terms as set out herein.
11. This lease and option includes the carpets in the unit
anc~ a new refrigerator, range, dishwasher and garbaqe disposal.
12. "'his contract shall be binding upon and shall inure to
the benefit of the heirs, perso~al repre~entatives and assigns of
~ the par±ies hereto.
