in tbe Pwperty and Borrowe~'s oDligation to pay the sums ucured by this Mortgage shall continue unimpaired. Upon such
payment and cure by Borrower, this Mongage and the obligations xcured hereby shall rcmain in full force and eRect as if
no accekration Aad occurnd.

Lender tLe re~ts of the Property, provided that Borrowe~ shall, prior to acceleration under paragraph 18 hercof or abanda~-
~nent of the Property, have the right to collect and retain such rents as they become due and payable.
Upon scceleration under paragraph IA hereof or abandanme~t of the Property, Lender sAall be entitled to have a
roceiver appointed by a court to enter upon, take possessiun of and manage the Property and ~o collect the rents of the
Propetty. including those past due. All reots collected by~ !he receiver ~hall be applied first to payment of the costs of
manaaement of the Property and callection o[ rcnts, including, but not limited ta, receiver's fees, premiums on receiver's
bonds and reasonable attornty's fees, and then to the sums securcd by this Mortgage. The receiver shall be liable to account
only tot those rents actually received.
21. F~Mte Advancea. Upon request b}• Borrower, Lender, at Lender's option within twenty years from the date of this
Mortgage. may make Futurc Advances to Borrower. Such Future Advances, with interest thercon, shall be secured by this
Mortjagt when evidenced by promissory nota stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced i~ accordance herewith to protect ihe
seturity of this Mortgage, exceed the original amount of the Note plus USS . . . . . . . . . . . . . . . . . . . . . .
22. Reka~e. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without chuge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Attome~'s Fees. As used in this Mortgage a~~~ ~r~ ~ Note, "attorney's fees" shall includ~ attorney's fee.s. if any,
which may be awuded by an appellate court.
