~ or pay faxes, assessments or utilities, then the Mortgagee,~if it so
i ~i elects, may pay the same, and the amaunt so paid shall be s~cured
~ ~ by this Mortgage, and repaid with interest by the Mortgagors within
~ I fifteen (15) days after the receipt by the Mortgagors by written
! i notice thereof. Failure to make such payments shall be deemed a
~ j default of the Note secured hereby in this Mortgage.

~ A failure by the Mortgagors to make payments due upon the first
~ ~-Mortgage shall be deemed a default of the Note secured hereby and
E of this Mortgage. Mortgagee, if it so elects, may pay any and all
~ payments, charges, interest, late charges and other fees which may
~ accrue upon any default of the first Martgage, and such amount so
paid shall be secured by this Mortgage, and repaid with interest at
~ ' the rate specified in the Note secured hereby by the Mortgagor
! ~ within fifteen (15) days after.receipt of written notice of such
~ payment.
