WITNfiSSETH:
TIiAT Grantor, for and in consideration of the sum of TEN (a10.00) DOLLARS and
other good and valuable consideration paid by Grantee, the receipt of which is hereby
acknowledged, has granted, bargained, and sold to Grantee and Grantee's heirs and assigns
forever the following described real property situete, lying and being in St. Lucie County,
Florida, to wit:
The Condominium Parcel known as Unit 4~4 of THE SANDS ON THE
OCEAN, A CONDOMINIUM, SECTION I(the "Condominium" according to the Deelaration of
Condominium thereof, recorded in Official fteeords Book 404 , at Pages 1995 through 2081
of the Public Records of St. Lucie County, Florida, together with an undiv ded share in the
common elements (as defined in the Declaration) appurtenant thereto.
Grantee, by acceptance hereof, and by agreement with Grantor, hereby expressly
assum~s and a~*rees to be bound by and to comply with all of the covenants, terms, conditions
cu?d provisions set forth and contained in the aforedescribed Declaration of Condominium,
inclu~~ing, but ~~ot limited to, the obligation to make payment of assessments for the
main:«~nan~z ar:cj aperation of the Condominium which may I~e levied ~g~inst Lhe abave
descri~~d tlnit.
This conveyance is made subject to the followina:
1. fteal Estate taxes for the year 1983 and subsequent years;
2. Applicable zoning regulations and ordinances;
3. All of the terms, provisions, conditions, riohts, privileges, obligations,
easements and liens set forth and coatained in the Declaration of
Condominium described above and each Exhibit thereto.
; 4. All covenents, conditions, cestrictions and easements of record, if any, which

~ 5. Perpetual easement for encroachments now existing or hereafter existing
