WITNESSBTH:
THAT Grantor, for and in consideration of the sum of TEN (310.00) DOLLARS and
other good and valuable consideration paid by Grantee, the receipt of which is hereby
acknowledged, has granted, bargained, and sold to Grantee and Grantee's heirs and assigns
forever the following described real property situate, lying and being in St. Lucie County,
Florida, to wit:
The Condominium Parcel known as Unit 1102 of THE SANDS ON THE
OCEAN, A CONDOMINIUM, SECTION I(the "Condominium" according to the Declaration of
Condominium thereof, recorded in Official Records Book 404 , at Pages 1995 through 2081
of the Public Records of St. Lucie County, Florida, together with an undi div
ed share in the
common elements (as defined in the Declaration) appurtenant thereto.
Vrantee, by acceptance hereof, and by agreement with Grantor, hereby expressly
ass~mes and agrees to be bound by and to comply with all of the covenants, terms, conditions
and provisions set forth and contained in the aforedescribed Declaration of Condominium,
inclu~iing, but not limited to, the obligation to make payment of assessments for the
maintEnance and operation of the Condominium which may be levied against the above
d~s~ribed Unit. ~
This conveyance is made subject to the followin;:
1. Real Estate taxes for the year 1983 and subsequent years;
~ 2. Applicable zoning cegulations and ordinances;
~ 3. All of the terms, ~ provisions, conditions, riohts, privileges, obligations,
~ easements and liens set forth and contained in the Declaration of
~ Condominium described above and each Exhibit thereto. .

~ 4. All covenants, conditions, restrictions and easements of record, if any, which
may now affect the aforedescribed property.
~ 5. Perpetual easement for encroachments now existing or heceafter existing
~ caused by the settlement or movement of improvements or caused by minor
inaccuracies in building or cebuilding.

AND Grantor does hereby covenant with Grantee that it will defend the same against
the lawful claims of all persons claiming by, through or under Grantor. ~
