payment and curc by Borrower, this Mortgage and the obligations secured hereby shall rsmain in full force and eBect as if
no acceleration had occurred.
20. Assi~ameot o[ Rents; Appointmeat of Receirer. As additional ucurity hercunder, Borrower hereby assigns to
Lender the rents of the Property. provided that Borrower shall, prior to acceleration under paragraph 18 hercof or abandoa-
ment af the Property, have the right to coliect and retain such ronts u they become due and payabk.
Upon acceleration under paragraph 18 hereof or abandonment ot the Property, Lende~ shall be entitled to have a
receiver appointed by a court to enter upon, take possession of and manage the Property and to collect the rtnts of the
Propeny, including those past due. All rents collected by the receiver shall be applied 6rs~ to payment of the costs of
management of the Property and collcctian of nnts, including, but not limited to, receiver's fees, premiums on receiver's
bonds xnd reasonable attorney's foes, and then to the sums secured by this Mortgage. The roceiver shall be liable to account ~
only for those renu actually received.
21. Future Advancea. Upon request by Borrower, Lender, at Lender's option within twenty years from the date of this
tilortgage. may make Future Advances to Borrow~r. Such Futu~e Advances, with interest thereon, shall b~ secured by this
Mortgage when evidencod by promissory notes stating that said notes are secured hereby. At no time shall the_ principal
amount of the indebtedness'sec~red by this Mortgage, not including sums advanced in accordance htrewith to protect the

22. Rdease. Upon payment of all sums secured by this Mortgage, Lender shall releau this Mortgage without charge
to Borrowcr. Borrower shall pay al! coats of recordation, if any.
23. Attorney's Fea. As used in this Mortgage and in the Note, "attorney's fees" shall include attorney's fces, if any,
which may be awarded by an appellate court. . '
