(d) Borrower taka such action as Lender may rcasonably rcquirc to assure that tr~ tien of this Monpge. Lender's interest
in the Property and Borrower's obligation to pay the sums secured by this Mortgage shall continue unimpaircd. Upon such
payment and cure by Borrower. this Mortgage and the obligations secured hereby shall c~emain in full [orce a~d efiect as if
no acceieration had occurred.
20. Assi~as~est of Reats; Appoiatmeal of Receiver. Ac additional ucurity hercunder, Borrower hereby assigns to
Lende~ the rcnts of the Property, provided that Borrower shall, prior to acceleration under paragraph 18 hercof or abandon-
ment of the Property, have the right to celiect and retai~ such rcnts as they become due a~d payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property, L.ender shall be tntitled to have a
receiver appointed by a court to enter upon, take possession of and manage the Property and to collect the rents of tht
Propeny, including thoae put due. A!I rcnts collected by the receiver shall be applied first to payment of the costs of
management of the Property and collection of rents, including, but ~ot limited to. receiver's tees, premiums o~ receiver's
bonds and reasonable attorney's fees, and thtn to the sums secured by this Mortgage. The roctiver shall be liable to account
only for those rcnts aetually received.
21. Future Advances. Upon request by Borrower, Lender, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Adva~ces, with interest thereon, shall be secured by this
Mortgage when evidenced by promissory nota stating that said nota are srcured hereby. At no time shall the principal
amount of the indebtednas'secured by this Mortgage, not includi~g sums advanced in ac~p d nce herewith to protect the

22. Reiease. Upon payment of all sums securcd by this Mortgage, Lender shall rcfeau this Mortgage withouf chuge
to Borrower. Borrower shall pay all costs of recordation. if any.
23. Attorney's Fees. As used in this Mortgage and in the Note, "attorney's fees" shall include attorney's fecs, if any.
which may be awarded by an appellate court.
