20. Aad~weN d Re~r Appofa!Ia~t ot Receiver. As additional security hereunder, Borrower hereby assig~s to
Lender the rents of the Property. pmvided that BocrewY~ shall, prior to scceleratio~ under paragraph 18 hereof or abandon-
ment of the Property. have the right to collect and retain such rcnts u they become due and payabk.
Upon acceleration under puagnph 18 heroof ar abandonment of the Property, Lender shall be entitled to have a
roceiver appointod by a rnurt to enter upon, iske possescion of and manage the Property and to collect the rents of the
Pmpehy. including thvse past due. All rents collxted by the roceiver shall be applied first to payment of tl~e costs of
management of the Praperty and collection of rents, including, but not limited to, receiver's fees, premiums on receivar

bonds and reasonable attorney's fees. and then to the sums secur~d by this Mortgage. The receiver shal~ be liable to account
only for those reats actually ~eceived.
21. Fnturs Adrancea. Upon request by Borrower, Lender, at Lender s option within twenty years Erom the date of this
Mortgage, may make Future Advancat to Borrower. Such Fuwre Advances, with interest thereon. shall be securcd by this
Mortgage when evidtnctd by promissor~~ notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness socured by this Moctgage. not including sums advanced in accordance herewith to protect the
security of this Mortgage. exc.eal the original amount of the Note plus USS. . . .n~d

22. Reka~e. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Bcirrower shall pay all costs of recordaiion. if any.

which may be awarded by an appellate court.
