31. Upon mortqaqor's breach of any covenant or aqreement
of mortgaqor in this mortgaqe, includi~q the
covenants to pay when due any sums secured by this
mortqaqe, mortgaqee may declare all of the sums
secured by this mortqage to be immediately due and
payabl~ without further demand and may foreclose
this mortqaqe by judicial proceedinq. Mortqaqee
shall be entitled to collect in such proceedinq all
expenses of foreclosure, including, but not limited
to, reasonable attorney's fees, and cost of
documentary evidence, abstracts and title reports.
