money seeurity interest for household appliances, (e) a trensfer by devise, descent or ~
by operation of law upon the death ot a joint tenant or id) the grant oi any leasehold j
intereet of three years or less not eontaining an option to purehase, Mortgagee may,
at Mortgagee's option, deelare all the sums secured by this Mortgage to be immediately
due and payable. Mortgagee shall have waived such option to aceelerate if, prior to
the sale or transier, Mortgagee and the person to whom the property is to be ~old or
tcansferced reaeh agreement in writing that the eredit .of sueh pecson is satisfaetory
to Mortgagee and that the interest pe~yable on the sums secured by this Mortgage shall
be at such rate as Mortgagee shall cequest.
IF eny sum oi money herein referred to be not promptly paid within thicty (30)
days next after the same becomes due, or if eaeh and every the agreements, stipulations,
conditions and covenants of said note and this mortgage, or either, are not fully
performed, complied with and abided by, then the entir~ sum mentioned in said note,
and this mortgege, or the entire balanee unpaid thereon, shall forthwith or thereafter,
at the option of the mortgagee, become and be due artd payable anyth~ng fn said reote
or herein to the contrary notwithstanding. Failure by the mortg?agee to eaereise any
of the rights oir optlons herein pravided shall not constitute a waiver of any rights or
options under said note or this mortgage acerued or thereafter accruing.
