CoNDOMIMIUe1 COVSNANTS. In addition to the covenant8 and agreementa made in the 8ecurity instrument,
Borrower and Lende9r fiuthe~r oovenant and agree as followa:
A. Asseesmeata. Horrower ehall prompt~y pay, when due. all asaeaements impoeed by the Owners Asaociation
or other governing body of the Condominium Project (herein "Owners Associadon'7 pureuant to the provisiona of the
declaration, by-lavvs, oode of regulatione or other oonstituent document of the Condominium Pe~oject.
8. 8azard Insuraace. 30 long aa the Owners Association maintsius a"master" or "blanket" policy on the
Condominium Project which provides inenrance ooverage againat fire~ hazarda included within the term "eatended
ooverage." aad snch other hazarda aa Lender may require, and in anch amounte and for euch periods as Lender may
reqnire,then:
(i) L~ender waives the provision in Uniform Covenant 2 for the"monthly payment to Lender of one-twelRh
of the preminm installmente for hazard ineurance on the Property;
(ri) Borrower's obligation under Uniforu~ Covenant 5 to maintain hazard insurance ooverage on the
Property ie deemed satiafied; and
(iii) the provieions in Uniform Covenant 5 regarding application of hazard insurance proceede ahall be
snperseded by any provieions of the declaration, bylawa. oode of regulations or other conatituent docament of the
Condominium Project or of applicable law to the extent neceasary to avoid a conflict between such provisions and
the pmviaiona of Uaiform Covenant 5. For any period of time during which such hazard insurance ooverage is not
maintained, the immediately preoeding aentence shall be deemed to have no force or effecf,. Borrower shall give
Lender prompt notioe of any lapse in auch hezard inaurance ooverage.
In the event of a distribntion of hazard ineurance pmceeda in lieu of restoration or repair foAowing a loss to
the Property. whether to the nnit or to oommon elements, any such procxeda payable to Borrower are hereby aasigned
and ahall be paid to Lender for application to the sums eecured by t6e aecurity inatr~ment. with the ezceas. if any.
! paid to Borrower.
~ C. Lender's Prior Consent. Borrower ehall not, ezcept after notice to Lender and with Lender's prior written
consent, partition or aubdivide the Pmperty or oonsent to:
~ (i) the abandonment or terminatioa of the Condominium Project, eucept for abandonment or termination
provided by law in the case of anbstantiai deatruction by fire or other casualty or in the caae of taking by oondemnation
or eminent domain; • ~
('u) any material amendment to the declaration, by-laws or code of regulations of the Ownere Aseociation,
or equivalent c~onetituent document of the Condominium Project, including~ but not limited to, any amendment which
would change the pe~roentage inter~te of the nnit ownere in the Condomininm Project; or
(rii) the effectuation of any decision by the Ownere Asaociation to terminate pmfesaional management and ,
asanme eelf•management of the Condominium Projeck
D. Remedies. If Borrower breac6es Borrower's covenants aad agreements hereunder, inclnding the
covenant to pay when dne condominiam aaseosments, then Lender may involce any remediee provided
nnder. the security instrament, inclndin~, bnt not limited to, those provided nnder Uniform Covenant 7.
