8. Mortqaqor aqrees that, if the United States ~
Government or any de~artment, aqency or bureau thereef or ~
the State of Florida or any of its subdivisions shall at any
time require additional documentary stamps to be affixed to
, the Mortqaqe or the Loan Aqreement, Mortqaqor will, upon '
request, pay for such stamp~ in the raquired amount and
deliver them to Mortqaqee, a~nd Mortqaqor aqrees to indemnify .
Mortqaqee against liability on account of such docwnentary ~
stamps, wh~~~~r ~uch ?iabi23ty arises b~fore or after ~
payment of the Liabilities and reqardless whether this
Mortqage shall have been released.
9. Upon Mortqaqee's request therefor, Mortqagor ;
will furnish to Mortqaqee a report, certified to be true-ar.d }
correct by Mortgaqor, containinq a statement in detail of
the cocnplete rental or sales status of the Premises; the
name or names of all owners, contract purchasers, tenants,
aubtenants and other occupatits of or owners of interests in
the Pre~nises; the dates and tenas of•all land sales contracts,
leases, subleases and other occupancy aqreements; the floor
and reritable area in aquare feet and the location of each ~
tenant's, subtenant's and other occupant's space; and
rentals or sales prices beinq paid. .
• L0. In the event Mortgaqor fails to pay any real
estate tax or required insurance premium related to the
Pren~ises when due, Mortgagor aqrees to thereafter make
monthly deposits in an interest-bearinq account, which
account shall be pledqed to Mortqaqee, at a bank or similar
financial institution acceptable to Mortgaqee, of an amount
; equal to the sum of 1/12th of the annual general real estate
~ taxes levied on the Premises and 1/12th of the annual premium
~ required to maintain insurance in force on the~Premises in
accordance with the provisions of this Mortqaqe, the amount
f of such taxes and premiwns, if unknown, to be estimated on
~ ~ the basis of the previous year's taxes o= premiums, if.any,
~ or by such person or cozporation as is acceptable to Mortqagee.
{ Mortqagor shall provide Mortqaqee with the oriqinal real
eatate tax bill or insurance invoice not later than_ten (10~
~ days before the payment is due and shall concurrently deposit "
` at a bank or similar financial institution acceptable to .
~ Mortgaqee an amount equal to the difference between the ~
~ amount available in the aforesaid esc=ew account for such-
~ payment (givinq effect to other taxes or expenses which are
~ also to be paid from said accountj as shown on Mortqaqee's
~ records and the amount required to be paid. Provided that
; no default has occurred, funds in auch account (includinq
e the supplemental deposita required by the precedinq sentencs~
E ahall be used by Mortqaqor to pay auch taxes and.premiums on
~ thei.r respective due dates. Erom and.after the occurrence
~ of a default under this Mortgaqe; Mortqaqor will pay such
` funds to Mortqaqee for application on the Liabilities then
due and payabie. Mortqaqee, in its aole discretion, may
waive from time to time the requirement that such deposits
' be made, and if Mortqagee shall at any time waive such
requirement, Mortqagor shall furnish Mortqagee with copies
, of paid ~ax zeceipts and insurance premiwa receipts not
later than five (Sj days before the payment is due.
. 11. Mortqaqor agrees faithfully to perform all of
its obliqations under all present and future leases or ot~er
agreements relative to the occupancy of the Premises at any
time assiqned to Mortqaqee by separate instrument as addi-
tional security, and to refrain from any action or inaction
