WARD died ~ intestate a resident of St. Lucie County, F~lorida, on April 22, 1951, seized and possessed of the following real praperty hereinafter described; and . WH~R$AS, title to said property passed to the parties of the second part as of the date of said decedent's death pursuant to the Florida law of descent and distribution as will ~ more fully appear from those certain proceedinqs in the Circuit ± Court for St. Lucie County, Florida, Probate Division,.in ? . _ ~ ~ Case No. 83-56-CP, subject only to the right of the party of ~ the first part to sell or encumber the property for the Burpose of defrayinq claims, costs, and expenses of administration = ~ of decedent's estate; and WHEREAS, the party of the first part wishes to distribute ~ ; said property to the parties of the second part and evidence the release of the property from saic~ right to sell or encumber, NOW, THEREFORE, in consideration of the foregoing ~ and in connection with the distribution of the estate of said decedent, the party of the first part has released to the parties of the second part the right to sell or encumber said property ~ I and granted, conveyed and confirmed upon the parties of the I ~ second part, heirs and assigns forever, all of the interest of said decedent in and to the real property situated in St. Lucie- County, Florida, described as follows: The North ~ of the South ~ of the Northeast ~ of the Northeast .~t of Section 13, Township 35 South, Range 39 East, St. Lucie County, Florida, LESS AND EXCEPTING THEREFROM, the West 2 acres of the said North ~ of the South ~ of the Northeast.~t of the Northeast ~ of Section 13, Township 36 South, Range 39 East, ALSO LESS AND EXCEPTING THEREFROM, road right of way.
