12, Portions of the Plat marked "Reserved" is the private property of the Grantor and not subject to ~
~ these conditions and restrict~ons and the Grantor reserves the right to release in whole or in part any
~ restriction hereunder or to include in any contract or deed hereafter made any addit~onaI restrictive
covenants providing same ure not inconsistent with these herein contained, '
~ . 18. Any and all righte and reservationa of the Grantor herein included may be transierred or as-
~ signed by the Grantor to a Property Owners Associatton or same corporate or non-corporate organization
whoge purpose it is to provide for the welfare of Lakewood Park. All purchasera of residence property '
~ are to be automatically entitled to membership Rnd voting rights in an association of Owners to be form- +
. ed for the pu'rpose of enforcing the convenants and maintaining the high atandards of Lakewood Park. :
All owaers shall be entitled to equal rights in the use of streets~ park areas, lakes and canals and anv ;
other use of property which shatl be set apart by the Grantor and be maintained by the Praperty Own~
~ ers Association when formed or a eorporate or non-corporate organization. Grantee will pay $11 for
~ each lot to Grantor, his nominees or assigns, on February 1, of each year, said sum to be used for gen-
t eral maintenance,
14. ° The Grantor re3erves to itself the ru~us and ways ahown on the Ptat referred to herein and re- '
~ serves the right at any time to dedicate all roads or way$ shown on Plat to public use or to convey same

~ lb. For the breach of any of the above restriction~, the Grantor shall be entitled to apply for relief

16. All of the covenants and restrictions shall remain in force until January 1, 1968, and shall be

the development shall, at least six months prior to any such renewal date~ agree in writing to a change in
i or $n abrogation of any of the Above covenants, and records such writing so amending the aloresaid
