~ who~e gurpose it is to provide for the welfare of Lakewood Park. All purchasers of residence property ° j
are to be automatically? entitled to membership and voting rights in ~n association of Owner~ to be form-
ed for tlie purpose of enforcing the convenant4 and maintaining the high standards of Lakewood Park.
All owt~ers ahall be entitled to equal ri~hts in the use of streets, park areas, lakea and canals and any
~ other use of property which shall be set apart by the Grantor and be maintained by the Property Own•~
ers' Association ~vhen formed or a corporate or non-carporate organlzation. Grantee will pay ~11 for
each 1ot to Grantor, his nominees or assigns, on February 1, of each year, ~aid sum to be used for gen-
eral maintenance, -
14. The Grantor reserves to itself the ru~us and waya ahawn on the Plat referred ~o herein and re-
servea the right at any time to dedicate all roads or ways ahown on Pla~ to public use or to convey same _
to the State, County or City or any ~gency thereof.
16. For the breach of any of the above restrictians, the Grantor shall be entitled to apply for relief
~ • by injanction in additlon ta any o~her remedy and fa~lure of the Grantor to enforce a restriction herein
, shall not be deemed; a wavier of a right to do so thereafter as to the same~ a prior, or subsequent breach,•
and Grantor shall not be held liable for said failure to enforce any restriction herein.
16. All of the covenants and restrictions shall remain in force until January I, 1968, and shaii be
automatically renewed for each 6 year period thereafter unless owners of at least two-thirds of the lots in
• the development shall~ at teast six months prior to any such renewal date, agree in writing to a change in
or an abrogation of any of the above covenants, and records sueh writing eo amending the aforesatd
