1.0. No filling or dredging may be done beyond any lot line~ nor.shall any cutt,ing of boat slips or {

approved by Grantor. ,
11. If a lot borders a cantil or lake, the bed of the canal or lake and the wAters above sueh bed are i

12. Porti~ons of the Plat marked "Reserved" ie the private property of •the Grantor and not subject to ~
these conditions and restrictio~s and the Grantor reserves the right to release in whole or in part any ~
restriction hereunder or to include in any contract or deed hereafter made any additinnal restrictive s
covenants providing same ~re not inconsistent with these herein contained. '
.~8. Any and all right.~ and re~ervations of the Grantor herein included may be traneferred or ~as-
signec~ by the Grantor to a Proper~¢y Owners Association or some corporate or non-corporate organ~zation f
who~e purpose it ia to provide for the welfare of Lakewood Park. All purchasere of residence property ~
are to be autom~tically entitled to membership and voting righta in an association of Owners to be form-
ed for the purpose of enforcing the convenants and maintaining the high standards of Lakewood Park. .
All owr~ers shall be entitled to equ~l rights in the use of streets, pterk areas~ lakes and canals and any ~
, other use of property which shall be set apart by the Grantor and be maintained by the Property Own••
• ers Aasociation when formed or a corporate or non-corporate arganization. Grantee will pay ~11 for ~
~ ~ each lot to Grantor, his nominees or assigns, on Februs~ry Y, of each year, said sum to be used for gen- i,•
~ eral maintenance,
~ 14. The Grt~ntor reserves to itself the ru~?us and ways shown on the Plat referred to herein and re-
serves the right at any time to dedicate all roads or ways shown on Plat to public use c~ to convey same
~ to the State. County or City or any agency thereof.
~ 16. For the breach of any of the above res~rictiona, the Grantor shall be entitled apply for relief
by injunetton in addition ta any other remedy and failure of the Grantor to enforce a restriction herein
' shall not be deemed: a wavier of a right to do so thereafter as to the same~ a prior, or aubseque :t breach,-
~ and Grantor shall not be held liable for said failure to enforce any restriction herein.
16. All of the covenants and restrictions shall remain in force until January 1, 1968, and ehalI be
automatically renewed for each 5 year period thereafter unless owners of at least twa-thtrcts of the lots in
the development sha11, at least six montha prior to any such renewal date, agree in writin~r to a change in
or an abrogation of any of the above covenants, and recorda such writing so amending the aforesaid
~ ; covenants.
