ing tnto or ovsr the waters of the canals or lakes. No boats shall be anchored~ off ahore in the canala or
lakes, and when not in use ahall be kept aa closely adjacent to the bank as safety allowa ~to the end that
navigation of the waterways will not be impeded. Any use af the eanals nr lakes ~hall be at the sole and
absoiute ri~k oi the person so using.

simtlar excavating wIthin the lat line be done; nor any Uulkhead or sea w~llbe built until plans have been
approved by Grantor. .
11. If a lot barders a canal ar lake, the bed of the canal or lake and the watera above euch bed ara
not ineluded.
12. Portiona of the Plat marked "Reserved" is the private property of the Grantor and not subject to
these conditiona and restrictions and the Grantor reserves the right to release in whole or in part any
restrict~ion hereunder or to include in any contract or deed hereafter made any additional restrictive
covenants providing same Are not inconaistent.with these herein contained,
.!3. Any and all rights and reservationa of the Grantor herein included may be tranefQrred ox as-
signed by the Grantor to a Property Ownera Aasociation or some corporate or non-corporate organixation
; who~e purpose it is to provide for the welfare of Lakewood Park. A11 purchasera of residence property
~ are ~o be automaticalIy entitied to membership and voting rights in an association of Owners ta be form-
ed for the purpose of enforcing the convenants and maintaining the high standards of Lakewood ~'ark.
• All ownera shall be entitled to eyual rights in the use of streets, park areas, lakea and can$ls and any
other use of property which shall be set apart by the Grantor and be maintained by the Property Own~
ers Association when formed or a corporate or non-corporate arganization, Grantee will pay $11 for
each lot to Grantor, his nominees or assigns, on February 1, of each year, said sum to be used for gen-
eral maintenance, _
14. The Grantor reserves to ita~lf the ruaas and waya ahown un the Plat referred to herein and re•
• serves the right at asiy time to dedicate all roads or ways shown on Plat to puUlic use or to convey same
to the State, County or City or any agency thereof.
16. For the brsach of any of the above restrictions, the Grantor shall be entitled to apply for relie!
by injunction in addition to any other.remedy and failure of the Grantor to enforce a reatriction herein ~
:_i ' ahall not be deemed. a wavier of a right to do so thereafter as to the same, a prior, or subsequent breach,~ ~
and Grantor shall not be held liable for said failure to enforce any restriction herein. -
~ 16. All of the covenants and restrictions shall remain in force until January 1, 1968, and shal! be
automatically renewed for~each 6 year period thereafter unlesa ovvners of at Ieast two-thirda of the tota in _
the development sha1l. at least six months prior to any auch renewal date, agree in writing to a chang~ in
or an abrogation of any of the above covenants, and recorda such wr3ting so amending the aioresaid
covenaa~ts.
