9. Tl~e grantee, h~a lessee or family~ !s given permiasion to use for fishing or bathing or boating the ~
Lakea and Canals as shown on Plat of Lakewood Park, but Grantee may not construct anything e:rtend-
iii~ into or over the waters of the canals or lakes. No boats ahall be anchored off ahore in the canAlg or
lak~s, and when not in use ahall be kept as closely adjacent to the bank as aafety altows to the end thnt
naviga~tion of the waterwaya will not bp impeded. Any use of the caiials or lakes ahall be at thQ sole and _
absolute risk of the person so using. ~ '
10, No fitling or dredging may be donQ beyond any lot line, nor shall any cutting of boA~ slips ur
simil~r exc~vating within the lot line be done; nor any bulkheud or sea wall be built until plans have been
approved by Grantor, •

12. Portiona of the Plat marked "Reserved" ;s the priv~te property of the Grantor and not subjec~ to
these conditioi~s and restrictions and the Grantor reserves the right to release ~n whole or in part any ~
r~strietion hereunder or to include iii any contract or deed hereafter made any additional restrictive ~
covenants providing same are not inconsistent with ~hese h~rein contained.' ~
13. Any and all rights and reservatlona of the Granto~ herein included may be tranaferred or as4
aigned by the Grantor to a Property Owners Aasociation or some corporate or non-corporate orgariization
whose purpose it ia to provide for the welfare of La~tiewood Park. All purchasera of residence preperty
are #o be automaticully entitled ta membership and votinE rights;n An association of 4wnera to be form- ~
ed for the purpose.of enforcing the convenants and maintaining the high standards of Lak~wo~d P~rk.
All owners shall be entitled to equal rights in the use of streets, park areas~ lakes and canals and any
other use of property which shall be set apart by the Grantor and be maintained by the Property Own~ '
% ers Association when formed ar a corporate or non-corporate organir.ation. Grantee will pay $11 for
each lot to Grantor, his nominees or assigng, on February 1, of each year~ said sum to bQ used for gen-
eral maintenance,
. 14. The Grantor reserves to itself the roada and ways ahown on the Plat referred to herein and re-
' serves the right at any time to dedicate all roads or ways shown an Piat to public uae or to convey same ~
_ to the State, County or City or any agency thereof.
- 26. For the breach of any of the above restrictions, the Grantor shall ba entitled to apply for relief
by injunction in addition to any other remedy and failure of the Grantor to enforce a reatriction herein
hall not be deemed a wavier of a right to do so thereafter as to the same, a prior~ or suUsequent breach,
and Grantor shall not be heId liable for aaid failure to enforce any restrictlon herein.
16. All of the covenants and restrictions shall remain in force until January 1, 1968,,and ahall be
automatically renewed for each 5 year period thereafter tanless owners of at least two-thirda bf the lots in
the development shall~ at least six month$ prior to any such rene~avaI date~ agree in writing to a change in
- or.an abrogation of any~ of the above cavenunts, and recorda auch writ~ng eo amending- the- ~foresaid ~ -
