13. Any and all rights and reservations of the Grantor herein included may be tran~ferred or as- '
signed by the Grantor to a Froperty Owners Association or some corporate or non-corgorate organization
whose purpose it is ta provide for the welfare of Lakewood Park. All purchasers of residence property
are to be automAtically entitled to membership and voting rights in an Association of O~vners to be form-
: ed for the puxpose of enforcing the convenants and m:~intaining the high standards of Lakewood Park. '
' ~All o`vr~ers shall be entitled to equal rights in the use of streets, park areas, lakes and canals and any ~
~ other use of property which shall be set apart by the Gr~zntor and be maintained by the Property Own-
ers Associution tivhen formed or a corpora~e or non-corporate organization. Grantee will pay $11 for
eACh lot to Grantor, his nominees or xssigns, on Febru:iry 1, of each year~ said sum to be used for gen-

14. The Grantor reserves to itself the roads and ways shown on the Plat referred to herein and re- ' p:
