10. No fillin~ or dredging mKy be done beyond any lot line, nor shall any cuttin~ of boat slips or
similar excavatin~* within the lot line be done; nor any bulkhead or sea wall•be built untii plans have been _

11, If a lot borders a canal or lake, the bed of the canal or lake and the waters above such bed are

12. Portions of the Plat murked "Reserved" is the private property oY ~he Grantor and not subject to ~
these cotiditiona and restrictions and the Grantor reservea the ~right to release in whole or in part any
regtriction hereunder or to include in any contract or deed hereafter made any additional reatrictive ~
covenants providing same Are not~ inconais~ent with these herein contained.

ed for the purpose of enforcing the convenants and maintaining the high standards of Lakewood Park. ~
All ownera shal[ be entitled to equal rights in the use of streets~ park areas~ lakes and canals and any ;
other use af property which shall be set ap~rt by the Grantor and be maintained by the Property Own~ ;
ers Association when formed or a corpor~te or non-corporate organization. Grantee will pay $11 for
eash lot to Grantor, his nominees or assigna~ on February 1, of each year, said sum to be used for gen-
eral maintenance, .
' 14. The Grantor reserves to itself the ru~us and ways shown c~n the Plat referred to herein and re-
_ serves the right at any time to dedicate all roads or ways shown on Plat to public use or to convey same `
. . to the State. County or City or any agency thereof. ~
1~. For the breach of any of the above restrictions, the Grantor shall be entitled to apply for relief
, by injunction in addition to any other remedy and failure of the Gran~or to enforce a restriction herein
, shalt not be deemed. a wavier of a right to do so thereafter as to the same~ a prIor, or subsequent breach,~
and Grantor shatl not be held liable for said faiture to enforce any restr3ction herein.
~ 16. All of the_ covenants and restrictions shall remain in force until January 1, 1968, and ehall be
' automatically renewed for each 6 year period thereafter unleas owners of at least twp-thirds of the lots in
- the development $hall~ at least six months prior to any auch renewal date, agree in writing to a change in ~t`~
or an abrogation of any of the above covenants, and records such wri~ing so amending the aforesaid
covenants. -
