Tf a lot borders a canal or lake, the bed of the canal or lake and the watera above auch bed are not inaluded. 12. Portiona of the Plat marked "Reserved" is the private property of the Grantor and not subject to . these conditions and restrict~ona and the Grantor reserves the right to release in whole or in part any = re$triction hereunder or to include in any contract or deed hereafter made any addiii~;.al restrictive covenants providing aame are not inconaistent with these herein contained. . 13.
