~ absolute risk of the person so usitig.
~ 10. No filling or dredging may be done beyond any lot line, nor ahall any eutting of boat alips or
: similar excavating ~vithin the lot litte be done; nor any bulkhea~i or sea wallbe built until plans have been
approved by Grantor.

are to be automatically entitled to membership and voting riglits in an association of Owners to be form- ~ ,
~ ed for the purpose o,f enforcing the convenants and maintaining the high standards of Lakewood Park. ,;:i
All owr}ers shall be entitled to equal rights in the use of streei,~, park areas, lakes and canals and any
other use of property which shall be set apart by the Grantor and be maintained by the Pr~perty Own~
• ers Association when formed c~r a corporate or non-corporate organization. Gr~ntee ~vill pay $11 for
each lot to Grantor, his nominees or assigns~ on February 1, of each year, qaid sum to be used for gen- . _
~ ~ eral maintenance. ' ~ -
14. The Grantor reserves to itself the ruuus and ways ahown on the Plat referred to ~erein and re- . P, ~
- serves the right at any time to dedicate all roads or ways shown on Plat to public use or to convey same
to the S~ate, County or City o'r any agency thereof. • ~
1G. For the breach of any of the above restrietions, the Grantor ahall be entitled to apply for relief
~ by injunetion in addition to any other remedy and failure of the Grantor to enforce a restriction herein ~
i shall not be deemed a wavier of a right #,o do so thereafter as to the same~ a prior, or subsequent breach~- i~
' and Grantor shall not be held ]iable for said failure to enforce any restriction herein. .
16. All of the covenants and restrictiuns shnll remain in force untit January 1~ 1958, and shall be
automatically renewed for each 6 year period thereafter unless ownera of at least two-thirda of the lots in ~
; the development shall, at least six months prior to any such renewal date~ agree in writing to a change in
r or an abrogation of any of the above covenants, and recorda such writing so amending the aforesaid
