~n~ the grantor hereby covenant-s with said grantee that it is lawfully seized of said land in fee
simple; that it has good right and Iawful authority to seli mnd convey said land; that it hereby fully war-
; rants the title to said land and wiil defend the same against the lawful claims of all persona whomso-
ever; and that said land is free of all encumbrances.
This conveyance is made s~bjeet to tne following conditiana and restrictions which shall be constru-
. ed as covenants real running with the land to wit:
• Subject to existir~g easements, if any and to easements shown on subdiviaion plat. ~
~ 1. No building other than one private dwelling and garage (carporte) shall be erected on this lot.
~he dwelling shall have an inside livable floor area of at least 604 aquare feet and the garage (car-
parte) at least 180 square feet and shall be located at least 30 feet from atreet or back line, 26 feet from
side street lines and 10 feet inside lines of such lot. In case of single ownership of mor.e than one lot,
thia covenant shall apply to the par~el owned as a whole. A duplex or guesthouse may not be erected ex-
• cept with express written approval of Grantor.
' 2. Ida dwelling may be erected on a!and area of less than 9,040 squ~re feet.
; 3. All plans, inclnding plot plans, elevationa and fencea must be first approved by Grantor or an ~
: Association of Property Ownera when formed and such construction when started must be completed
` within 9 months,
' 4. No outside toilet facilitiea will be permitt,ed and septic tanks must be erected and maintained in
. a manner as prescribed by the St. Lucie County Board of Health. No drainage may be located within 26
feet of an adjoining lot, b0 feet of a waterfront .lot, or b0 feet of any well.
5. No tent, trailer. or any temporary type of structure shall be used as a residence, and the lot
shall not be used for storing~ny materials except construction in progress.
6. Na fence, ~vall, hedge, trees or ahrubs which obstruct vision between 2 and 6 feet above road-
• waya wfll be permitted on any corner lot. And any fence, hedge or shrubbery on a waterfront site that
~ is within 34 feet of the water line can not exceed three feet in height.
~ No activity will be permitted which ia a nuisance or annoyance to the neighborhood. Household
peta are permitted if not maintained for any commercial purpose.
8. No sign can be displayed except one professional sign or a"Sale" or "Rent" sign of not more
' than one s~uare foot.
