; 18. Any and all rights and reservations of the Grantor herein inciuded may be tranaferred or as-

whose purpose it is to provide for the welfare of Lakewood Park. All purchasers of residence property
are to be nutomntically e~~titled to membership ~nd voting rifihts in an associatlon of Ownera to be form-
ed ior the purpose of enforcing the convenants and maintaining the high atandards of Lakewood Park.
All ownera shall be entitled to equAl rights in the use of streets, park areas, lakes and canals and any
~ other use of property which sh~ll be set apart by the Gr~ntnr and be maintained by the Property 4wn-
ers AssocIation when formed or a,e~rporxte or non-corpora~e organization. Grantee will pay ~xl for
each lot to Grantor, his nominees or assigns, on February 1, of each year, said sum to be used for ~gen- ~
eral maintenance, .
14. The Grantor reserves to i~gelf the roads and ways shown on the Plat referred to herein and rA~-
serves the t°ight at any time to dedicate all roads or wxys shown on Ptat to public: use ~r to convey a$me
to the State, County or City or any agency thereof. -
16. For the breach of any of the above restri~tions, the Grantor ahall be entitled to apply for relief
~ by injuneti~n in addition to Any other remedy And failure of the Grantor to enforce a restriction herein
shall not be deemed a vsravier of a right to do so thereafter as to the same, a prior, or aubsequent breach,
~ and Grantor shall-not be held liable for said failure to enforce any restriction herein. ~
16. All of the covenants and restrictions shall remain in force untIt January 1~ 1968, and shall be
automatically renewed for each 6 year period thereafter unless ownera of at least two-thirds of the lots in
the developmen~ shall, at least six months prior to any such renewal date, agree in writing to a change in
or an abrogation of nny of the above covenants, and recorda auch writing so amending the aforesaid
~ covenante. -
